Signs your shingles need replacing
Walk your property and look up. A few things to watch for:
Curling or cupping edges. As shingles age, the edges lift and curl. It means the material is drying out and losing its seal, which lets wind and water underneath.
Bald spots. Those little granules on a shingle protect it from the sun. When they wash off, you’ll see darker, smoother patches, and you’ll find granules piling up in your gutters. A roof shedding granules is a roof aging fast.
Cracked or broken shingles. Freeze-thaw winters and coastal wind crack brittle, older shingles. Once they crack, water gets in.
Missing shingles across the roof. One or two after a storm is a repair. Gaps scattered across multiple slopes is a pattern, and a sign the roof is giving out.
The roof is 20+ years old. Most asphalt roofs are rated for 20 to 30 years, and salt air on the Bayshore can shave years off that. If yours is past 20 and showing wear, replacement is likely on the horizon.

What happens during a shingle replacement
People are often surprised how much goes on beyond just laying new shingles. A proper replacement is a full system, installed in order.
1. Tear-off
We strip the old shingles down to the decking. This matters. Laying new shingles over old ones (a “roof-over”) hides problems and voids most warranties. We take it down to the wood so we can see what we’re working with.
2. Deck inspection and repair
With the old roof off, we check the decking for soft spots, rot, or water damage. Any bad sections get replaced. This is the part a rushed contractor skips, and it’s the part that causes leaks down the road.
3. Underlayment and ice-and-water shield
We install a water-resistant underlayment across the deck and an ice-and-water membrane in the vulnerable spots: valleys, eaves, and around penetrations. On the Bayshore, where wind-driven rain and ice dams are real, this layer earns its keep.
4. Flashing
New or reconditioned flashing goes around chimneys, skylights, vents, and in the valleys. Bad flashing causes more leaks than bad shingles do, so we don’t cut corners here.
5. Shingles and ridge cap

Choosing shingles for a coastal climate
